Zoning Board of Apeals

About

The Zoning Board of Appeals (ZBA) is a local body that provides residents and property owners with a fair and impartial process to request relief from the strict application of zoning ordinances. The Board ensures that zoning regulations are applied consistently while also recognizing that unique property conditions may sometimes create practical difficulties or unnecessary hardships.

What the ZBA Does

The Zoning Board of Appeals is responsible for:

  • Hearing Variance Requests: Reviewing and deciding requests from property owners who are seeking permission to deviate from specific zoning requirements, such as setbacks, height restrictions, or lot coverage.
  • Interpreting Zoning Ordinances: Providing clarification on how zoning regulations should be applied when there is uncertainty or disagreement.
  • Reviewing Administrative Decisions: Considering appeals from decisions made by zoning administrators or other officials related to ordinance enforcement.
  • Ensuring Fairness and Consistency: Balancing the intent of the zoning ordinance with the rights of property owners, while protecting the health, safety, and general welfare of the community.

The ZBA operates in accordance with state law and local ordinances, and all meetings are conducted in compliance with the Open Meetings Act to ensure transparency and public participation.

Through its work, the Zoning Board of Appeals plays an important role in maintaining the character of the community while allowing reasonable flexibility when warranted.
